Narrowed the location down to Mill Valley, Strawberry and inner Tiburon based on view and commute. After searching properties for sale on the MLS, began to contact owners of property meeting the criteria.
One owner was willing to sell land (not on the MLS) with direct San Francisco view, within walking distance to newly re-opened Strawberry Point School, very close to the freeway, however there was no yard as the property was located on a hillside. Offer to purchase was made contingent upon building a large retaining wall (to create a large rear yard and 40x15 foot swimming pool) and relocating a private road to create a front yard. After meeting with each of the neighbors and the Strawberry Design Review Board, Marin County Planning and Building Departments, approval was obtained for both and purchased the property for $1,200,000. Legacy Builders constructed the 5,100 square foot house and pool house for $1,300,000 in 15 months.
